Personal property
Comprehensive perils policy: your belongings are covered for any cause of loss except what's specifically excluded — at your premises, temporarily off-premises, in safety deposit boxes, and in storage.
Personal liability
Pays compensatory damages if you're held legally liable for someone's bodily injury or property damage. Coverage applies anywhere in the world, including while volunteering for a charity or non-profit.
Additional living expenses
Up to 20% of your personal property limit for hotel, meals, and moving costs if your premises become unlivable. Plus up to 2 weeks if a public authority denies you access. Buy-up available for higher limits.
Voluntary medical payments
Up to $5,000 per injured person for reasonable medical, surgical, dental, hospital, nursing, ambulance, and funeral expenses — paid even if you're not legally liable. Costs must be incurred within one year of the occurrence.
Improvements & betterments
Replacement Cost coverage on the renovations, upgrades, and materials you made (or paid for) inside your rental — repaired or replaced with similar materials within a reasonable time. Includes Tenant's Glass coverage up to $1,000.
Identity theft (optional)
Pays for credit reports, document and ID replacement, certified mail, telephone and fax expenses, legal fees, and up to 50% of your limit for lost wages while you put your identity back together.
Water & sewer back up (optional)
Optional Sewer Back Up Coverage for backup, discharge, escape or overflow from a sewer, sump, septic tank, or eavestrough connected to your sewer. Optional Water Protection Coverage for flood, surface water, and certain ground water entry. Minimum $2,500 deductible.
Mass evacuation
Up to 20% of your personal property limit for additional living expenses for up to 30 days if a public authority orders a mass evacuation due to a sudden or unexpected event — think wildfire orders.

What does “Comprehensive Perils” actually mean for my stuff?
Your personal property is covered for any cause of physical loss or damage — except for the perils that are specifically listed as excluded. Instead of memorizing what's covered, you read what's not. Common exclusions include wear and tear, mould, vermin and rodents, water below ground level (unless from a swimming pool, fire-fighting, or a public watermain), and freezing while you've been away from your premises for more than 10 consecutive days during heating season (unless you shut off the water, have a daily check, or have low-temp monitoring).
How much liability coverage do I get and where does it apply?
Your personal liability limit is shown on your Cover Page and is the most we pay for compensatory damages from any one occurrence, regardless of how many people are insured. Coverage applies anywhere in the world, including claims arising from your volunteer work for a charity or non-profit. Defence costs and supplementary payments (court costs, appeal bonds, $100/day for lost wages while assisting us) are paid in addition to that limit.
My place is unlivable after a covered loss. What do you pay?
Additional living expenses coverage gives you up to 20% of your personal property amount for moving costs and the reasonable increase in your cost of living to maintain your normal standard. We keep paying until your premises are repaired, replaced, or you permanently relocate. If a public authority denies you access to your premises due to damage to your or a neighbouring property, we pay for up to 2 weeks. A buy-up option for higher limits is available.
Are my belongings covered when they're not at my place?
Yes. Your personal property coverage extends to belongings temporarily away from your premises, items in safety deposit boxes, items in commercial storage facilities, items in storage in an occupied private dwelling, and items stored elsewhere for up to 30 consecutive days. When you move to a new principal residence in Canada, you're covered at your old place, in transit, and at the new place — for 30 days from the day you start the move.
What are the special limits for things like jewelry, bikes, and watercraft?
A few key special limits from the wording: jewelry, watches and gems for theft up to $5,000 in all; furs for theft up to $5,000 in all; silverware/goldware/pewterware for theft up to $5,000 in all; bicycles, tricycles, unicycles and electric-assisted bicycles (≤500W, ≤32 km/h) up to $1,000 each; watercraft and equipment up to $2,500 in all; securities up to $5,000; computer software up to $2,000; money up to $300 and bullion up to $300. For higher-value items, we can schedule them separately so the standard limit doesn't apply.
What about water damage, sewer backup, and earthquake?
These are optional coverages shown on your Cover Page. Sewer Back Up Coverage pays for backup, accidental discharge, escape, or overflow from a sewer, sump, septic tank, or eavestrough connected to your sewer. Water Protection Coverage covers flood, surface water, and certain ground water entry due to extreme weather. Earthquake Coverage pays for direct physical loss to your personal property caused by an earthquake (with all earthquake shocks within 168 consecutive hours treated as a single claim). Minimum deductible for any water loss is $2,500 unless your Cover Page is higher.
What's NOT covered?
Beyond the comprehensive-perils exclusions: business or farming property, livestock and animals other than household pets, motorized vehicles and trailers (cars, motorcycles, ATVs, dirt bikes), aircraft, fungi and spores (mould), nuclear incidents, war and civil war, terrorism, communicable disease, illegally grown or harvested cannabis, illegally acquired property, deliberate or criminal acts by you or someone in your household, and electronic data losses. Earthquake, flood/surface water, sewer back up, and identity theft are excluded by default but available as optional coverages on your Cover Page.
Can I cancel anytime?
Yes. You can cancel at any time on request. We'll refund the excess of premium you actually paid over the short-rate amount earned for the time on cover. We can also cancel the policy by giving you 15 days' notice by registered mail or 5 days' written notice in person.
